Improvements

  • Replaced 2 separate boilers with one new high-efficiency boiler, removed second water heater, replaced all baseboards heaters as well as toe kick heaters on the first floor, 2008-09
    • We’ve kept an annual service contract with J&M Schwarz, who installed the system, and recommend them
  • New kitchen: built from scratch on the second floor (soapstone counters, stainless-steel appliances including dishwasher and gas stove, deep sink with disposal, Motawi tile, cork flooring, natural cherry soft-close 42-inch cabinets and drawers, pull-out trays in lower cabinets, filtered-water dispenser, pocketed French doors), 2009
  • Gut rehab of the first floor kitchen (removed old cabinets, appliances, and flooring; installed new subfloor and Marmoleum flooring, kitchenette, antique doors for laundry and boiler rooms; exposed brick, including previously walled-in fireplace and window); installed clawfoot tub on the first floor bathroom; and improvements to rest of the first floor (including all flooring, removing old electric baseboard heaters, repairs to walls, etc.), 2009-10
  • New custom deck with built-in benches and table (complete teardown of previous deck), 2009 (power-washed, touched up, and re-stained, 2020)
  • Masonry repairs (repointing/replacing damaged sections of exterior brick, replaced exterior stairs to basement), 2011
  • New modified bitumen roof, 2019 (new roof on addition under deck, 2009)
  • Updated electrical panels, 2014
  • Repainted all rooms, installed antique/vintage light fixtures and hardware, installed wood blinds and replaced curtains, updated electrical systems, improved insulation, and otherwise renovated and improved all areas of the house
  • Installed ADT alarm system, 2008 (upgraded from land-line to cellular connection, 2020)
  • Refinished all wood floors, 2008
